Public sale
The purchase takes place at auction before a notary. There is no conditional clause as in a private sale. Your financing must be secured before bidding, not after.

* This is an average representative rate. A simulation is not binding: a broker from the office will call you back as soon as possible with a comparison in figures. Rate subject to conditions, valid on October 21, 2026 for a mortgage loan with an 80 % loan-to-value ratio, subject to acceptance of your application and after signature of your mortgage loan agreement. Indicative rates, not contractually binding, subject to the lender's acceptance of the application. The final rate depends on your project and your situation. The APR shown includes administration and valuation fees, but not the premiums for insurance that the lender may require (outstanding balance, fire). Be aware: borrowing money also costs money.

Useful if
- 1You plan to bid on Biddit or at a public sale.
- 2You need your financing settled before bidding, as there is no loan condition.
- 3You must pay the price within the deadline set by the sale conditions.
A bid is binding, with no mortgage condition
On Biddit, the notaries’ online sales platform, every bid is legally binding and no preliminary agreement is signed. As a rule, the sale is therefore not concluded on condition that you obtain your loan: the sale conditions of each property state this.
If your financing fails after the award, you are still bound to buy and the seller can claim compensation from you. Notaries advise knowing your borrowing capacity and consulting the banks before bidding.
How the auction works
On Biddit, auctions last eight calendar days. A bid placed in the last five minutes extends the deadline by five minutes, and bidders remain anonymous.
The seller does not have to accept the highest bid if it stays below the minimum price he has set: the notary then considers the next bid.
After the award: deadlines and costs
The winning bidder signs the minutes at the notary’s office, then in principle has six weeks to pay the price. This deadline is in the sale conditions of the property, to be read before bidding: your mortgage deed must be signable within that time.
On top of registration duties and taxes comes a flat contribution to the costs of the public sale. The Biddit calculator works out the total, to be paid no later than five days after the auction closes.
To do before bidding
We work out your total budget and sound out lenders before the close, so that your maximum bid rests on realistic financing.
- Visit the property: it is sold in the state in which it stands.
- Read the general and particular conditions of sale.
- Add up the price, the duties and taxes and the contribution to costs.
- Get a clear idea of your borrowing capacity.
- Prepare your identification: Belgian identity card or itsme.
- Transparency at the heart of our commitment!
- Your monthly repayment, your borrowing rate and your APR are shown before you leave any details behind. Your contact information comes after, if you want to take things further.
- We compare, you choose!
- A bank offers you its own loans. We work with ten lenders: we compare their terms for your file and show you who accepts it, and on what terms.
- One point of contact through to signing!
- The same person looks after your case from the first call to the signing. They explain every condition before you sign.

Your questions
What happens if I do not sign after winning?
The seller can claim compensation from you, the calculation of which is set by the sale conditions. So bid only up to an amount you are sure you can finance.
Can I visit before bidding?
Yes, and it is strongly advised: the property is sold in the state in which it stands. Viewing dates are on the property’s page on Biddit and sometimes span several weeks.
Do I have to be Belgian to bid?
You must be 18 and identify yourself with a Belgian identity card or the itsme app. Without a Belgian card, the notary’s office can supply login details after checking your passport.
Does my spouse have to agree?
If you are married under the statutory or community property regime, your spouse must accept your bid.
Does a simulation commit me to anything?
No. It commits you to nothing, remains confidential and does not affect your record at the National Bank. You can run as many as you like.
How much does using a broker cost?
We are paid by the lenders and insurance companies, in the form of commissions, not by you. The details are given to you before signing.
What happens after I submit my request?
A broker will call you back as soon as possible. They will pick up your simulation, present your case to the lenders and show you who accepts it, and on what terms.
