* This is an average representative rate. A simulation is not binding: a broker from the office will call you back as soon as possible with a comparison in figures. Rate subject to conditions, valid on October 21, 2026 for a mortgage loan with an 80 % loan-to-value ratio, subject to acceptance of your application and after signature of your mortgage loan agreement. Indicative rates, not contractually binding, subject to the lender's acceptance of the application. The final rate depends on your project and your situation. The APR shown includes administration and valuation fees, but not the premiums for insurance that the lender may require (outstanding balance, fire). Be aware: borrowing money also costs money.

Useful if
- 1You are repaying several loans at once.
- 2You want a single monthly payment, secured by your property.
- 3You accept a longer term in exchange for a lower monthly payment.
What is consolidated, what is secured
A mortgage consolidation repays several current loans with a single loan secured by a mortgage on a property.
That property then secures debts that had no security: in case of default, the lender can enforce its mortgage.
A lower repayment, a higher total cost
A mortgage lasts much longer than a consumer loan, which lowers the repayment. But the longer the term, the higher the total interest paid.
A debt that would have been paid off in a few years can therefore cost much more overall, even if the repayment looks lighter. Outstanding balance insurance also costs more over a longer term.
Before signing
Always compare the total cost before and after, not just the repayment. We compare several lenders and show you both figures side by side.
- The list of your loans with the outstanding balance of each.
- For each loan, the early repayment statement and any fees.
- The rate and APR of the new loan, and its term.
- The costs of the notarial deed and of the mortgage registration.
- The total cost of your current loans and that of the new loan.
- Transparency at the heart of our commitment!
- Your monthly repayment, your borrowing rate and your APR are shown before you leave any details behind. Your contact information comes after, if you want to take things further.
- We compare, you choose!
- A bank offers you its own loans. We work with ten lenders: we compare their terms for your file and show you who accepts it, and on what terms.
- One point of contact through to signing!
- The same person looks after your case from the first call to the signing. They explain every condition before you sign.

Your questions
Do I have to own property?
You need a property to put up as security, whether it is your home or another property.
Can I consolidate only some of my loans?
Yes, nothing obliges you to consolidate everything. A low-rate loan or one almost repaid may cost more if spread over the term of a mortgage.
What is at risk if the new repayment is no longer paid?
A delay has the same consequences as on any loan, and since the loan is secured by a mortgage, the lender can, as a last resort, enforce it on the property. Warn the lender quickly if you run into difficulty.
Does a simulation commit me to anything?
No. It commits you to nothing, remains confidential and does not affect your record at the National Bank. You can run as many as you like.
How much does using a broker cost?
We are paid by the lenders and insurance companies, in the form of commissions, not by you. The details are given to you before signing.
What happens after I submit my request?
A broker will call you back as soon as possible. They will pick up your simulation, present your case to the lenders and show you who accepts it, and on what terms.
