Notary fees
Notary fees aren't a flat fee: they depend on the region the property is in, your situation and the amount you're borrowing. This tool gives you a realistic range, item by item, before you even book an appointment with a notary.

What you're actually paying for
- 1Registration duties
- The largest share, and the only one that really changes from one region to another. It's a regional tax, it doesn't go to the notary.
- 2The notary's fees
- Set by royal decree, on a sliding scale that's identical at every notary's office in the country. They're not negotiable.
- 3Administrative costs
- Planning searches, land registry, mortgage registration, transcription. These vary from file to file, hence the range.
- 4The mortgage deed
- A second deed, calculated on a mortgage registration set at 110% of the amount borrowed. It only exists if you're taking out a loan.
Brussels, Wallonia, Flanders: three registration duty regimes
Registration duties are a regional tax, not a payment to the notary. Each region applies its own regime, with a different rate and different reduction conditions for the purchase of a sole and only residence.
In Brussels, the taxable base is reduced by an allowance before the rate is applied. In Wallonia, it is the rate itself that is lowered for a sole and only residence. In Flanders, the reduction applies directly to the amount of duty owed. Three different mechanisms can produce a very similar result, or a very different one, depending on the price of the property.
What difference does a sole and only residence make?
The reduced rate is reserved for the purchase of a home intended to become your main residence, provided you do not already own another property. Building land qualifies in Wallonia (3% rate) and in Brussels (allowance reduced to 100,000 euros), but not in Flanders.
In Brussels, the allowance disappears at once above 600,000 euros. In Flanders, the 1,867 euro reduction only applies up to 220,000 euros (240,000 euros in some municipalities). In Wallonia, the 3% rate applies with no price cap. The calculator above applies these thresholds automatically for the region you choose.
The purchase deed and the mortgage deed: two deeds, two bills
When you borrow to finance your purchase, the notary draws up two separate deeds: the purchase deed, which transfers ownership, and the mortgage deed, which registers the mortgage securing the loan. Each carries its own registration duties, its own fees and its own VAT.
The registration duties and mortgage tax of the mortgage deed are calculated on a mortgage registration generally corresponding to 110% of the amount borrowed, a safety margin the lender requires to also cover interest in the event of default. The notary’s fees are calculated on the amount of the loan itself.
Why a range rather than a single figure?
Notary fees follow a decreasing scale set by royal decree, identical everywhere in Belgium, with a reduced scale for a sole and only residence: they are not negotiable and do not vary from one practice to another for the same amount. Administrative costs are set by the same tariff; the range shown comes from the mortgage registration fee, which depends on the amount registered.
The calculator above applies the regional scales currently in force to give a realistic estimate even before making an appointment with the notary. Only the notary handling the deed can draw up the final statement for your case.
