* This is an average representative rate. A simulation is not binding: a broker from the office will call you back as soon as possible with a comparison in figures. Rate subject to conditions, valid on October 21, 2026 for a mortgage loan with an 80 % loan-to-value ratio, subject to acceptance of your application and after signature of your mortgage loan agreement. Indicative rates, not contractually binding, subject to the lender's acceptance of the application. The final rate depends on your project and your situation. The APR shown includes administration and valuation fees, but not the premiums for insurance that the lender may require (outstanding balance, fire). Be aware: borrowing money also costs money.
Our partner lenders
Useful if
- 1You have found a house or flat and are about to sign a sale agreement.
- 2You want to know your budget before making an offer.
- 3You are buying your first home and discovering the deed costs.
What the lender expects from your own contribution
The lender compares the amount borrowed with the value of the property, known as the loan-to-value ratio, and looks at what you put in yourself. Purchase costs (registration duties, notary fees) are generally paid when the deed is signed, on top of your own contribution.
Also keep a reserve for possible works, especially in an older property.
In Brussels, the abatement on registration duties
When buying a home in Brussels, the first 200,000 euros of the price are exempt from the 12.5% registration duties, a saving of up to 25,000 euros. The price, including charges imposed on the buyer, must not exceed 600,000 euros.
You must acquire full ownership of the whole property, must not already own another home (unless you resell it within two years), and must make the property your main residence within three years and keep it for five. In Wallonia and Flanders, other reduced schemes exist for a sole own home: your notary will confirm which applies.
The preliminary agreement and the mortgage condition
In a private sale, the preliminary agreement (compromis) can provide that the sale falls through if you do not obtain your loan. The amount, the rate and the deadline are written in, and four weeks is often chosen.
If you do not report the refusal within the agreed deadline, the condition is deemed met and the sale goes ahead. A seller may also refuse this clause and ask for a larger deposit.
What to gather before viewing seriously
With these documents in hand, a lender can quickly tell you how far you can go, subject to the lender accepting the application.
- Your latest payslips and your latest tax assessment.
- Statements of your savings accounts, which show where your contribution comes from.
- The repayment schedule of each current loan.
- A copy of your identity card, and of your co-borrower’s.
- The preliminary agreement or purchase offer, once it exists.
- Transparency at the heart of our commitment!
- Your monthly repayment, your borrowing rate and your APR are shown before you leave any details behind. Your contact information comes after, if you want to take things further.
- We compare, you choose!
- A bank offers you its own loans. We work with ten lenders: we compare their terms for your file and show you who accepts it, and on what terms.
- One point of contact through to signing!
- The same person looks after your case from the first call to the signing. They explain every condition before you sign.

Your questions
Can I buy before selling my current home?
Yes, with a bridging loan. It finances the new home while you wait for the old one to sell: you only pay interest, then the capital is repaid in one go, subject to the lender accepting the application.
What if my loan is refused after the preliminary agreement?
If the agreement contains a mortgage condition and you report the refusal within the stated deadline, the sale falls through. Without that clause, you remain bound to buy: check your financing before you sign.
Who repays if we borrow as a couple?
Each co-borrower’s solvency is assessed, and each may be liable to repay the whole balance. Borrow together with open eyes, especially if your incomes are very unequal.
Does a simulation commit me to anything?
No. It commits you to nothing, remains confidential and does not affect your record at the National Bank. You can run as many as you like.
How much does using a broker cost?
We are paid by the lenders and insurance companies, in the form of commissions, not by you. The details are given to you before signing.
What happens after I submit my request?
A broker will call you back as soon as possible. They will pick up your simulation, present your case to the lenders and show you who accepts it, and on what terms.
