* This is an average representative rate. A simulation is not binding: a broker from the office will call you back as soon as possible with a comparison in figures. Rate subject to conditions, valid on October 21, 2026 for a mortgage loan with an 80 % loan-to-value ratio, subject to acceptance of your application and after signature of your mortgage loan agreement. Indicative rates, not contractually binding, subject to the lender's acceptance of the application. The final rate depends on your project and your situation. The APR shown includes administration and valuation fees, but not the premiums for insurance that the lender may require (outstanding balance, fire). Be aware: borrowing money also costs money.
Our partner lenders
Useful if
- 1You are buying a building to rent it out.
- 2You want to know how lenders count the expected rent.
- 3You live in part of the building and rent out the rest.
Rent counts, but not like a salary
For a buy-to-let building, the lender examines your income and debts as for any application, then the property itself. Depending on the lender, only part of the rent is taken into account, and a lender is often more cautious than for your own home, which can mean a larger contribution.
None of the benefits of your own home
The Brussels abatement on registration duties is reserved for buying a property where you make your main residence. It does not apply to a building you let: the duties are calculated without this abatement and weigh on your starting budget.
A repayment structure to handle with care
For buy-to-let buildings, some arrangements repay the capital in one go at maturity and rebuild it through an insurance policy. With a branch 23 policy, nothing guarantees that the capital will actually be rebuilt.
We work out the monthly repayment with and without rent, and compare the options offered by the lenders.
Points to check before buying
A buy-to-let building is analysed like a small business: the advertised rent is not enough.
- The current leases: term, rent, indexation.
- The condition of the building and the works to expect.
- The owner’s charges: property tax, insurance, maintenance.
- A repayment you can carry even if a unit stays empty for several months.
- The proposed repayment method: capital repaid monthly, or rebuilt through an insurance policy.
- Transparency at the heart of our commitment!
- Your monthly repayment, your borrowing rate and your APR are shown before you leave any details behind. Your contact information comes after, if you want to take things further.
- We compare, you choose!
- A bank offers you its own loans. We work with ten lenders: we compare their terms for your file and show you who accepts it, and on what terms.
- One point of contact through to signing!
- The same person looks after your case from the first call to the signing. They explain every condition before you sign.

Your questions
Is the rent enough to repay the loan?
It depends on the lender: it generally takes only part of the rent into account and looks first at your income. Make sure the repayment stays affordable even without rent.
Can I live in one of the units in the building?
Nothing prevents it. In Brussels, the abatement targets a property intended wholly or partly as a home, provided you make it your main residence: your notary checks whether your case qualifies.
What happens to the repayment if a unit stays empty?
It remains due in full: the loan does not depend on the rent received. Budget for a few months without rent.
Does a simulation commit me to anything?
No. It commits you to nothing, remains confidential and does not affect your record at the National Bank. You can run as many as you like.
How much does using a broker cost?
We are paid by the lenders and insurance companies, in the form of commissions, not by you. The details are given to you before signing.
What happens after I submit my request?
A broker will call you back as soon as possible. They will pick up your simulation, present your case to the lenders and show you who accepts it, and on what terms.
