* This is an average representative rate. A simulation is not binding: a broker from the office will call you back as soon as possible with a comparison in figures. Rate subject to conditions, valid on October 21, 2026 for a mortgage loan with an 80 % loan-to-value ratio, subject to acceptance of your application and after signature of your mortgage loan agreement. Indicative rates, not contractually binding, subject to the lender's acceptance of the application. The final rate depends on your project and your situation. The APR shown includes administration and valuation fees, but not the premiums for insurance that the lender may require (outstanding balance, fire). Be aware: borrowing money also costs money.

- 2You want to finance it from Belgium, with your Belgian income.
- 3You are looking for lenders who accept this kind of project.
A Belgian loan for a property outside Belgium
Lenders in the country of purchase are sometimes reluctant to finance a non-resident whose income is paid in Belgium. Borrowing in Belgium is a common route, but not all Belgian lenders agree to finance a property abroad.
What security for the lender?
The lender generally asks for security, and it is often a mortgage on a property in Belgium, for example your home. Without a property in Belgium, financing is more complicated.
Putting your home up as security commits it: a default on the foreign property can put your home in Belgium at risk. The lender may also ask for a larger contribution than for a purchase in Belgium.
To check in the country of purchase
Each country has its own rules, taxes and parties involved. This is what to settle before signing.
- Whether a double taxation treaty exists between Belgium and that country.
- The local purchase costs, which differ from those in Belgium.
- The local notary or lawyer who drafts and checks the deed.
- The local rules that apply to a foreign buyer.
- Transparency at the heart of our commitment!
- Your monthly repayment, your borrowing rate and your APR are shown before you leave any details behind. Your contact information comes after, if you want to take things further.
- We compare, you choose!
- A bank offers you its own loans. We work with ten lenders: we compare their terms for your file and show you who accepts it, and on what terms.
- One point of contact through to signing!
- The same person looks after your case from the first call to the signing. They explain every condition before you sign.

Your questions
Is my home in Belgium at risk if I stop repaying?
If it serves as security, yes: the lender can enforce its mortgage. Calculate the repayment on your real budget, without counting on any rent from the foreign property.
What if I have no property in Belgium?
Financing becomes more complicated, because the lender must find other security. It is discussed case by case, subject to the lender accepting the application.
Who checks the purchase in the other country?
A local notary or lawyer, depending on the country. For tax matters, seek advice before signing, in particular on whether a double taxation treaty exists.
Does a simulation commit me to anything?
No. It commits you to nothing, remains confidential and does not affect your record at the National Bank. You can run as many as you like.
How much does using a broker cost?
We are paid by the lenders and insurance companies, in the form of commissions, not by you. The details are given to you before signing.
What happens after I submit my request?
A broker will call you back as soon as possible. They will pick up your simulation, present your case to the lenders and show you who accepts it, and on what terms.
