What the policy can cover
- Repayment of the outstanding capital in the event of death
- Cover on one or two lives, with a share to be split between borrowers
- Level or decreasing capital, depending on the loan it protects
- Single or regular premium (annual, half-yearly, quarterly or monthly), depending on the insurer
The exact cover, excesses and exclusions depend on the insurer and the policy. We compare 12 insurers and give you an offer.
Why most lenders require it
When you take out a mortgage, the lender wants to be sure that the outstanding capital will be repaid even if the borrower dies before the end of the term. Outstanding balance insurance pays this capital to the lender, and your family keeps the property without taking on the monthly repayments.
It is not a legal requirement, but in practice it is a condition for granting many mortgages.
You are not obliged to take it out with your lender
The lender may offer its own outstanding balance insurance, but you have the right to take it out elsewhere, provided the cover is equivalent. The price can vary considerably from one insurer to another for the same share and the same capital, particularly depending on your age.
Share, level or decreasing capital: the choices to make
For a loan taken out by two people, each borrower chooses a share of cover, split equally or differently depending on each person's income. The insured capital can remain level throughout the term or decrease along with the outstanding loan capital, which makes the premium lower.

Merci encore!

Your questions
Is outstanding balance insurance compulsory?
The law does not require it, but most mortgage lenders ask for it as a condition of the offer. It repays all or part of the remaining capital if the borrower dies.
Do I have to take it with my lender?
No. You can take it out with another insurer, provided the contract meets the lender’s requirements. We compare our partner insurers so you can choose with full knowledge.
What does the share covered mean?
It is the part of the capital covered for each borrower. With two borrowers, the cover is split between the two, for example according to each one’s income.
Constant or decreasing capital?
With constant capital, the insured amount stays the same for the whole term. With decreasing capital, it falls as you repay the loan. The choice depends on the type of loan the insurance protects.
