* This is an average representative rate. A simulation is not binding: a broker from the office will call you back as soon as possible with a comparison in figures. Rate subject to conditions, valid on October 21, 2026 for a mortgage loan with an 80 % loan-to-value ratio, subject to acceptance of your application and after signature of your mortgage loan agreement. Indicative rates, not contractually binding, subject to the lender's acceptance of the application. The final rate depends on your project and your situation. The APR shown includes administration and valuation fees, but not the premiums for insurance that the lender may require (outstanding balance, fire). Be aware: borrowing money also costs money.

Useful if

  1. 1You are buying, building or converting a property in Belgium.
  2. 2You want to compare fixed and variable rates on your own case.
  3. 3You would rather have a broker present your case to lenders for you.

How does a mortgage work with a broker?

For a mortgage, our brokers go through your project, your income and your expenses, and put together a complete application before presenting it to the lenders we work with.

You do not approach ten lenders yourself. We compare their terms on your specific case and show you who accepts it, at what rate and under what conditions. You then choose knowing exactly where you stand.

The same point of contact follows you from the first meeting through to signing at the notary's office, in our offices at Passage Charles Rogier, a short walk from Rogier station in Brussels, or by phone if you prefer.

Fixed rate or variable rate: which to choose?

A fixed rate never changes throughout the term of the loan. Your monthly repayment stays the same from the first month to the last, which makes it easier to manage a budget over fifteen or twenty years.

A variable rate can be reviewed at the dates set out in the contract, up or down. Two patterns exist depending on the lender: a review every five years after an initial ten-year period, or a review every five years from the start.

Neither option is better in every case. A fixed rate offers reassurance over time, a variable rate can start lower but exposes you to change. We run simulations for both on your project so the decision is yours to make.

What costs come with a mortgage?

The rate shown is never the only figure to know. The APR includes the lender's administration and valuation fees in addition to the borrowing rate: it is the figure that reflects the real cost of the credit.

On top of this come the notary deed costs, for the purchase and for the mortgage registration, detailed on our dedicated notary fees page. Most mortgage lenders also require outstanding balance insurance and fire insurance on the property financed.

Finance for every project

The simulator on this page covers seven types of projects, each with its own rate table from our partner lenders.

  • Purchase of a property: the most common case, for a house or flat intended as a home.
  • Refinancing: you replace a current mortgage with a new one, generally when market rates have fallen since the original signing.
  • Purchase of a buy-to-let property: a block of flats intended for rental, with its own rate table.
  • Building land: financing the purchase of the land, before or at the same time as the construction.
  • Public sale: the purchase takes place at auction before a notary. There is no conditional clause as in a private sale. Your financing must be secured before bidding, not after.
  • Purchase abroad: a property outside Belgium, to live in, rent out or enjoy on holiday, with conditions specific to the lenders who accept it.
  • Mortgage debt consolidation: several current loans combined into a single loan secured by a mortgage, with one monthly repayment.

Protecting a loan that commits you over the long term

A mortgage commits your budget for fifteen, twenty or twenty-five years. Two types of insurance most often go with it: outstanding balance insurance, which repays the remaining capital if the borrower dies, and fire insurance on the property, required by the lender for as long as the loan runs.

We compare these two types of insurance among our partner companies rather than letting you default to the lender's own cover: the price and terms vary considerably from one insurer to another for equivalent cover.

Transparency at the heart of our commitment!
Your monthly repayment, your borrowing rate and your APR are shown before you leave any details behind. Your contact information comes after, if you want to take things further.
We compare, you choose!
A bank offers you its own loans. We work with ten lenders: we compare their terms for your file and show you who accepts it, and on what terms.
One point of contact through to signing!
The same person looks after your case from the first call to the signing. They explain every condition before you sign.

Your questions

Fixed rate or variable rate?

A fixed rate never changes throughout the term of the loan. A variable rate can be reviewed at the dates set out in the contract (for example after 10 years, then every 5 years), up or down. We compare both options for your project.

What costs are added to the loan?

The lender's administration and valuation fees, included in the APR shown by the simulator, the notary fees for the purchase and the mortgage deed, and the premiums for insurance the lender may require (outstanding balance, fire).

Do you also finance a purchase abroad or at a public sale?

Yes. Purchase, construction, refinancing, building land, buy-to-let property, purchase abroad or public sale: each project has its own lenders. Be aware that at a public sale there is no conditional clause, financing must be secured before bidding.

Does a simulation commit me to anything?

No. It commits you to nothing, remains confidential and does not affect your record at the National Bank. You can run as many as you like.

How much does using a broker cost?

We are paid by the lenders and insurance companies, in the form of commissions, not by you. The details are given to you before signing.

What happens after I submit my request?

A broker will call you back as soon as possible. They will pick up your simulation, present your case to the lenders and show you who accepts it, and on what terms.
