* This is an average representative rate. A simulation is not binding: a broker from the office will call you back as soon as possible with a comparison in figures. Rate subject to conditions, valid on October 21, 2026 for a mortgage loan with an 80 % loan-to-value ratio, subject to acceptance of your application and after signature of your mortgage loan agreement. Indicative rates, not contractually binding, subject to the lender's acceptance of the application. The final rate depends on your project and your situation. The APR shown includes administration and valuation fees, but not the premiums for insurance that the lender may require (outstanding balance, fire). Be aware: borrowing money also costs money.

Useful if
- 1You are buying a building plot.
- 2You want to finance the plot, then the construction.
- 3You want to know whether the Brussels allowance applies to your plot.
The land first, the construction next
The land is paid for when the deed is signed, while the construction is paid as the works progress. Depending on the lender, financing takes the form of a single loan released in stages or of two successive loans.
Bare land has no building yet to secure the loan, and some lenders are more cautious in that case.
In Brussels, an abatement specific to building plots
In Brussels, the abatement on registration duties for a building plot is 100,000 euros, a saving of up to 12,500 euros, for a price not exceeding 300,000 euros.
It applies only to unbuilt land where the seller makes no commitment to build. A property under construction or sold off-plan falls under the abatement for homes, which is 200,000 euros.
What to check before committing
The budget of a building project is not limited to the price of the land: allow for registration duties, notary fees and the interest due during the works on the sums already released.
- The planning permit: obtained, or genuinely obtainable for your project.
- The builder, the contract and the payment schedule of the works.
- Utility connections and servicing of the land.
- The total budget: land, construction, architect’s fees, deed costs.
- The pace at which the lender releases the funds.
- Transparency at the heart of our commitment!
- Your monthly repayment, your borrowing rate and your APR are shown before you leave any details behind. Your contact information comes after, if you want to take things further.
- We compare, you choose!
- A bank offers you its own loans. We work with ten lenders: we compare their terms for your file and show you who accepts it, and on what terms.
- One point of contact through to signing!
- The same person looks after your case from the first call to the signing. They explain every condition before you sign.

Your questions
Must I have chosen my builder before buying the land?
Not necessarily, but the lender finances a project, not just a plot. Plans, quotes or a building contract make the application easier, and the total budget more reliable.
Who receives the money during the works?
The funds released by the lender generally serve to pay the building site’s invoices as they come. The exact pace is in the credit offer.
What do you pay during the works?
Interest on the sums already released. The full repayment starts only once the loan is fully drawn, according to the lender’s terms.
Does a simulation commit me to anything?
No. It commits you to nothing, remains confidential and does not affect your record at the National Bank. You can run as many as you like.
How much does using a broker cost?
We are paid by the lenders and insurance companies, in the form of commissions, not by you. The details are given to you before signing.
What happens after I submit my request?
A broker will call you back as soon as possible. They will pick up your simulation, present your case to the lenders and show you who accepts it, and on what terms.
