* This is an average representative rate. A simulation is not binding: a broker from the office will call you back as soon as possible with a comparison in figures. Rate subject to conditions, valid on October 21, 2026 for a mortgage loan with an 80 % loan-to-value ratio, subject to acceptance of your application and after signature of your mortgage loan agreement. Indicative rates, not contractually binding, subject to the lender's acceptance of the application. The final rate depends on your project and your situation. The APR shown includes administration and valuation fees, but not the premiums for insurance that the lender may require (outstanding balance, fire). Be aware: borrowing money also costs money.

Useful if

  1. 1Your current rate is well above market rates.
  2. 2You want to know whether the saving covers the reinvestment fee and costs.
  3. 3You want to change your type of rate.

What changing loans costs

Repaying a loan early gives rise to a reinvestment fee (indemnité de remploi), which the contract must expressly provide for and which cannot exceed three months of interest. It applies only to the capital repaid early.

The total goes beyond the fee alone, as the list below shows.

  • The reinvestment fee: at most three months of interest.
  • The release (mainlevée) of the old mortgage, whose cost depends on the amount registered.
  • A new notarial deed with a new mortgage registration.
  • The administration and valuation fees of the new loan.
  • Any adjustment to a life insurance policy tied to the old loan.

Your current lender first

Since 10 June 2024, a lender can no longer charge a reinvestment fee when you refinance with it.

It can also offer a rate cut, or a new loan without releasing the old mortgage. Ask it first, then compare with the others.

Is it really worthwhile?

The rate does not tell the whole story. Compare the saving on the monthly repayment and on the total cost with all the fees included, and see after how many years it pays them back.

If you plan to sell the property before then, the operation may never pay off. We do this calculation with your lender’s settlement statement in hand.

Transparency at the heart of our commitment!
Your monthly repayment, your borrowing rate and your APR are shown before you leave any details behind. Your contact information comes after, if you want to take things further.
We compare, you choose!
A bank offers you its own loans. We work with ten lenders: we compare their terms for your file and show you who accepts it, and on what terms.
One point of contact through to signing!
The same person looks after your case from the first call to the signing. They explain every condition before you sign.

Your questions

If I repay only part of the loan, does the fee apply to the whole capital?

No, it applies only to the part of the capital repaid early.

How do I find out the exact amount to repay?

The lender draws up a statement: outstanding capital, any accrued interest and the reinvestment fee. You request it from your lender, often through the notary.

Does the old mortgage disappear by itself?

No, it is released through a mainlevée, whose cost depends on the amount registered.

Does a simulation commit me to anything?

No. It commits you to nothing, remains confidential and does not affect your record at the National Bank. You can run as many as you like.

How much does using a broker cost?

We are paid by the lenders and insurance companies, in the form of commissions, not by you. The details are given to you before signing.

What happens after I submit my request?

A broker will call you back as soon as possible. They will pick up your simulation, present your case to the lenders and show you who accepts it, and on what terms.
